☀️August Is Here!
Summer is flying by, and August is one of my favorite months in the Pacific Northwest. The farmers markets are overflowing, patios are packed, and if you're thinking about buying or selling this year, we're heading into an interesting part of the market. Here's what's happening around the Portland–Vancouver metro this month.
🏡 Real Estate Snapshot
If you've been waiting for the "perfect" market, you may be waiting a long time.
Today's market is simply...more balanced.
Here's what we're seeing locally:
More homes are available than we've seen over the past few years.
Buyers have more time to compare homes before making an offer.
Sellers who price their homes correctly are still attracting serious buyers.
Homes that are overpriced are sitting longer and often need price reductions.
Mortgage rates remain in the mid-6% range nationally, which continues to influence affordability. Even so, buyers are adjusting, and many are realizing that waiting for dramatically lower rates may not pay off if home prices continue to stabilize or rise over time.
What this means:
For Buyers
You have more negotiating power than you did a few years ago.
Fewer bidding wars mean more opportunities to include inspections and negotiate repairs.
If the right home comes along, don't assume prices will suddenly fall.
For Sellers
Presentation matters more than ever.
Strategic pricing is your biggest advantage.
Buyers are still purchasing homes—they're simply being more selective.
💡 Market Myth of the Month
"No one is buying homes because interest rates are too high."
It’s a myth.
Reality:
Yes, higher interest rates have changed the market.
But people are still:
getting married
having babies
relocating for work
downsizing
retiring
getting divorced
moving closer to family
Life doesn't stop because mortgage rates change.
In fact, today's buyers often have something they didn't have during the frenzy of 2021:
✔ Time to think
✔ Time for inspections
✔ Room to negotiate
Buying a home today may actually be less stressful than it was during the peak bidding-war years.
The right time to buy isn't when rates hit a magical number.
It's when your life says you're ready.

There's no shortage of things to do before summer winds down.

🌻 Head to Sauvie Island beaches to cool off and, on your way, visit one or two fresh u-pick farms and farm stands for picnic treats.

🎵 Catch a free outdoor concert, cultural event or movie in a park near you.
🍅 Stock up on local produce at neighborhood farmers markets.
🌹 Spend an afternoon sniffing fragrant flowers and snapping stunning photos at Washington Park, Peninsula Park, Crystal Springs Rhododendron Garden or the Swan Island Dahlia Festival.
Vancouver
🌊 Walk the Vancouver Waterfront on a sunny day.
🍺 Enjoy Happy Hour at one of these favorite spots.
🎶 The City of Vancouver hosts summer concerts and community events, like the Vancouver Arts and Music Festival 8/7-8/8.
🚴 Walk, bike or skate the paved Columbia River Renaissance Trail.
🍷 Visit one of Clark County's local wineries.
